I’ve come upon situations like yours several times. Only times they worked were with Personal Guarantees.
Lenders just aren’t interested in owning equity in random companies.
Only other option could be a convertible note with the intent to pay back the loan and not convert to equity. You would likely need to find someone within your industry if you went this route.
