How many working age people in St George make $150K a year
Yeah, very few. Some professional people and a few business owners. A fraction of the population.

I have heard that 25% of St George homes are second homes so the people don't live in St George.

Also heard that investors own 25% of St George homes which they rent out or maintain for personal or their business use. I know people with businesses who have bought a home in St George for the owners/employees use.

Obviously these may or may not be accurate numbers.

Many homes are owned by retired people who may have been able to pay cash for the home. This is still the case as folks move in to St George and have the cash money to buy the inflated price homes. This makes it really tough on locals who don't have the kind of income to buy a home in this market.

Some may not agree but that 3000 sq ft home with no pool is an above average priced home in St George and therefore would be considered middle class, maybe upper middle class. It is a nice nearly new home but not that big as local homes go and pools are desirable in St George. A pool could add between $100K-$200K to the price of the home.

Average home price in St George is about $500K. But you don't get much for that price as you might imagine.

Let's face it, St George these days is an upscale community because of the tens of thousands of second home owners, investor owned properties rented for a high rent price and homes owned by transplants. Most locals don't have the income to buy a million dollar home although they may have the income to live well otherwise.

A young person can work at Costco and make enough to live well but cannot qualify for a mortgage to buy that million dollar middle class home. They are going to live in a condo or apartment. Plenty of apartments being built in St George but also are not cheap, they are pricey with high demand.

So those who think they know better tell me I don't know what I'm talking about. Maybe not. But I've invested in St George real estate for quite a few years so I do know something about it. Probably more than most.
