apartments, SFH or townhomes on tiny lots with no yard, or in a few isolated cases large homes for the 1%. That's it. Nobody is building small/medium homes on medium/large lots. Doesn't exist any more. The only way for young families to find a yard is to buy a big home on a big lot, which few can afford.
And most of the new stuff is way outside of town nowhere near commercial areas where the jobs are, so people are looking at historically long commutes for the area. Can you put yourself into an hour long one-way commute and find a yard? Of course, but that's besides the point, we're talking about homes where the jobs are for the young folks that need the time and money to raise a family.
Near as I can tell, this same thing is going on in many other metros as well, but it's very easy to observe here. Maybe it's not as bad where you live.
