My jumbo was 7% a month and a half ago, and rates have dropped significantly since then.

I'd consider locking if you plan to close in the next month. I'd maybe wait if it's a couple months. I'd for sure wait if it's 3+ months.

You'll want to refinance regardless, so I don't think you should worry too much about if you miss the lowest rate this go around.
