Big increases in inventory have killed appreciation at least for the short term. Id at least wait until winter when Utah typically sees list prices bottom out for the year. Also advantageous to see what the fed does. You need a ton of appreciation to make 7%+ rates work on top of insurance going parabolic. It ain't 2021 anymore unfortunately.
