Let me ask you, why do you, as a fan, care about BYU’s debt?
Church operates like it has for a long time, all BYU departments work under a two year budget. What you see now, was planned for and saved two years prior. I like debt free because there is no burden on the people or school.
For the PCC in Hawaii, funds came from within the PCC through selling tickets. No church funds were infused into many projects going on either outside/inside of the PCC. Paycheck received from PCC was directly from the PCC, not the Office of the President. Same as other buildings around the world, schools, chapel and such.
Because of paying as it goes, Church won't go in debt but has advised plenty of times, to pay as you go and earn the money to fund said projects outside of tithing and offerings.
Personally, it is just sound financial advice to live debt free or manage debt and for that, I appreciate council given through the years.
