The landlord is insistent that the tenant be responsible for HVAC repairs unless the costs exceed 70% of the value of the HVAC. In that case, the landlord will incur the cost.
Is it normal for this type of agreement to exist for a commercial property? I'm more used to residential landlord/tenant scenarios where the landlord would be responsible for all maintenance/repairs. Also note that HVAC units are not shared with any other tenants.
