We have a son living in the Seattle area who purchased a home late last year with a 7.35% interest rate. Rates have come down, but they are not sure if they should wait for further reductions.

Looking for someone with experience in mortgage rates who could advise them on when expectations for future FED rate cuts may get built into the mortgage rates.

Any suggestions would be very helpful.
