Question about paying buyer's realtor commission
I'm putting an offer on a house and the Realtor said that "due the recent settlements with the NAR, etc. the buyer's agents commission get paid by the buyer." So, on the contract to purchase real estate, it has the offer price to the seller, then as another line item a 2% buyer's agent fee, resulting in the purchase price plus 2% plus the other typical fees out of my pocket.

Is this how it's being done now? Seller pays the listing agent out of their proceeds, and buyer adds on the buyer's agent fee to the purchase price?

PS - this is not a post about whether or not Realtor's suck and aren't worth what they're paid, yada yada yada. Just wondering if this is the new standard? If so, it essentially just increased the value of the seller's house an extra 2-3% because now they're not paying the full 4-6% commissions, but only the seller's half.
